
Flat: Full Refurbishment
For a Property Management Client, Central London
We were appointed by a long-standing property management client to carry out a complete renovation of a residential flat located directly above a busy restaurant in central London. As a company that regularly entrusts us with both full refurbishments and ongoing maintenance across their portfolio, they came to us with confidence that we’d deliver a solution that was not only functional and compliant, but also design-conscious and commercially smart.

The property required a full internal strip-out and rebuild - from ceilings to flooring, services to surfaces. We began by preparing the site and removing all existing finishes, fittings, and infrastructure, including electrical and plumbing systems, boiler, kitchen units, internal and front doors, floor coverings, and even the flat roof covering. This blank canvas gave us the opportunity to rethink how the space performed for modern city living—particularly in terms of acoustic comfort, light, and longevity.




Sound Insulation
Given its location above a bustling restaurant, sound insulation was one of the project’s key challenges. We took a layered approach to improve acoustic performance: new acoustic chipboard was installed beneath the flooring, all joists were insulated, and we introduced carpets with high-quality underlay in the bedrooms and living areas. Natural-fibre curtains were chosen not just for their tactile softness but also for their sound-absorbing properties, helping to create a quieter, more serene interior environment.


Lighting Design

To maximise light, especially in the hallway and internal areas with limited natural daylight, we made several targeted design choices. Fanlight doors with glass panels were installed to allow light to travel through the space more freely. In the kitchen, we specified high-gloss cabinetry to reflect light and subtly open up the room. A carefully planned lighting scheme—with ambient downlights, task lighting, and accent lighting—ensured every corner was considered, while soft paint tones and eggshell-finished woodwork helped to enhance brightness without harshness.
Electricity and Gas Safety
All infrastructure was replaced to meet modern standards. The property was completely rewired, with a new distribution board, sockets, data points, and integrated heat, smoke, and carbon monoxide alarms. A new combi boiler and smart thermostat were installed, along with five efficient radiators. Every element was carried out with certified compliance, including NICEIC and Gas Safe certification.
Practical Elegance Throughout



The Details
Joinery throughout the flat was upgraded. Seven new fire-rated internal doors were installed along with updated door frames and architraves. The front door was replaced with secure locking mechanisms including Chubb and Yale systems. We also repaired and refurbished existing fireplaces, restored original window frames and locks, and ensured all visual elements were neatly finished and aligned. Every surface was repainted, with a focus on clean, neutral tones to appeal to future tenants while creating a sense of cohesion.
In the kitchen and bathroom, we focused on practical elegance. The kitchen was fully tanked and fitted with branded appliances—oven, hob, fridge-freezer, dishwasher, and extractor fan—while a tiled splashback added durability and visual interest. The bathroom was entirely reconfigured and waterproofed, with new sanitaryware, fittings, lighting, and ventilation to ensure long-term reliability.
Externally, the flat roof was rebuilt using durable 18mm WBP ply and finished with a high-performance Sika single-ply membrane. We added new guttering, repaired external window details, and even bricked up a redundant utility room window to streamline the rear elevation.

From initial site set-up through to final detailing, we managed all logistics, coordinated all trades, and delivered the project on schedule. Working closely with the client allowed us to remain responsive and proactive—offering design solutions that balanced aesthetics with function, and always with commercial viability in mind.
The result is a flat that now feels calm, contemporary and highly liveable—fit for purpose, compliant, and ready for market.
